Attn: Portland Area Real Estate Agents! Big News!
In the Portland area county records are not a reliable source for square footage. I would never buy a house without measuring it first to make sure I'm getting what I've been promised. Here is a good article from Ryan Lundquist, an appraiser in Sacramento. Sounds like things are similar there, but maybe not as bad as Portland. http://sacramentoappraisalblog.com/2020/01/22/tax-records-is-not-the-definitive-source-for-square-footage/comment-page-1/#comment-207027

Many Portland area real estate agents know that since the start of Covid, the City of Portland, "temporarily suspended enforcement of the Home Energy Score ordinance." That doesn't mean it's not the law to get a score before you list, just that you probably won't get a ticket if you break the law. On February 12th, the City of Portland adopted an Interim Administrative Rule allowing the Director to designate a third-party to provide support for compliance and enforcement activities. This is so they can, "quickly restore compliance to pre-pandemic levels and beyond". This is a sign that they are preparing to begin enforcement soon. Those of you who know me, know that I switched to all electric cars for my personal vehicles. Now, A Quality Measurement is making the switch to electric for our company cars. Over the last couple years, I have learned so much about electric cars including how I never worry about things like gassing up, DEQ, oil changes, air filters, and enjoy extremely low cost of use. In fact, I have driven my Chevy Bolt 2,902 miles on just 973 kWh of electricity. Since I charge at night when the electricity is just $0.04 per kWh, that means it has only cost $38.92 thus far. That's one gas fill up for most people. Also, I have never charged the car anywhere but home, so no sitting waiting to charge or looking for a charger. I wake up each morning with a "full tank" that can go about 200 miles, plenty for a day in the life of an appraiser, measurer, or home energy assessor. If you're interested in switching to electric cars, let me know. I love to chat.
