Frozen Pipes Tips How to avoid: 1- Turn up the heat in your home. During a long period of extremely cold weather is not the time to save a few bucks on your heating bill. The damage caused by busted water lines will cost you a lot more! 2- Open kitchen and bathroom cabinet doors. This allows the heat in your home to reach the pipes more easily. Note: If you have small children make sure you remove all harmful items that you keep under sinks. 3- Keep Garage doors closed. 4- Turn both hot and cold faucets to a trickle. (***see mobile home portion) 5- Go around the basement or crawl space and feel around the exterior walls for cold drafts coming in. Use a step ladder so you can reach the rim joist, (top of basement wall to bottom of floor above). Fill in any cracks with insulation or caulk. Expanding foam works well too. ****For Mobile Homes: 1- Check heat tape regularly. Make sure it is plugged in and working. 2- Check belly Insulation. Tape up tears with belly tape or good duct tape. Push up sagging belly insulation and provide support. 3- Pile up snow around the home, making sure to leave air vents unblocked. Snow makes a good insulator. 4- Check water heater closet for cold air draft. Use insulation, caulk or expanding foam to fill in cracks. 5- We DO NOT recommend turning faucets on to a trickle for mobile homes. This could cause the drain line to freeze, unless the home is airtight with a short run-on drain that sits above ground and under the home. You can also avoid a frozen drain line by heat taping and insulating it. 6- Another cause of a frozen drain line includes a leaking toilet seal. We recommend doing a dye test on all the toilets through out the home. Drop dye tablets (food coloring works too) in tank of toilet. Wait a while, and if color shows up in the toilet bowl then you have a leaking toilet. Replace flapper and retest. Note: drain line will freeze when a small amount of water runs through and it freezes before it has a chance to go into drain underground. It keeps building up, and before you know it your whole drain line is completely frozen. Thawing Frozen Pipes: 1- Locate the main water shut off, and make sure it is working properly, shutting the water off to the entire house. A busted water line can do a lot of damage in a short time. In order to mitigate this damage, you should shut off the water to the entire home as soon as possible. 2- Feel around water lines to locate what pipes are frozen. Frozen pipes will feel very cold to the touch and may be covered in frost. 3- Use a small electric heater with a blower or fan and set close to the pipe where it is frozen. Turn faucets on so water can start to flow as it melts. This will also help with thawing pipes quicker as the water is running though pipes. NOTE: DO NOT USE HEATERS OR TORCH WITH OPEN FLAMES. DO NOT LEAVE PORTABLE HEATERS UNATTENDED AS THIS MAY BE A FIRE HAZARD. Note: It is a good possibility that the frozen pipe is in a wall or under the floor where there is no way to get to it. In this case it is best to call a professional. Our specialized “Hot Shot” thaw machine allows us to thaw frozen copper and galvanized water pipes quickly and effectively using low voltage, high current electricity. This allows us to fix the problem without tearing up your walls or floors.
