In USA statistics shows most of the Home Inspections or commercial Inspections are not conducting by Engineers, they may be licensed as 'home inspectors', but such licenses are not recognized by the State of New York as having the same level of competence and authority as an Engineer’s license.
By law, only an Engineer can give evaluations, recommendations and solutions regarding a structure and its systems. A 'home inspector' may only comment on the condition of individual 'components' within a system. He cannot, for instance, legally state that "the structure appears sound," for this would be regarded as the practice of engineering for which he is not licensed. Most of the time home inspector saw a problem and “recommended that it be looked at by an Engineer."
Our Certified Home Inspection will identify hidden or intentionally concealed problems and offer solutions for major repairs and replacements when appropriate. Our comprehensive report offers the crucial information a buyer needs to make his or her own decisions about accepting or declining the seller's offer. This Certified Home Inspection Report will empower the buyer with knowledge and information to re-negotiate price, ask for repairs prior to closing, or build in an allowance for the buyer to make repairs. These allowances for correcting deficiencies usually far exceeds the cost of an inspection.
