Some builders will pay a portion of your closing costs if.... Please keep in mind it is all about the "if". What is the "if" all about? Understanding the "if" clause may make all the difference in the world to you. Do you really think you are getting something for free! Consequences matter. CYA - Call Your Attorney
It is extremely important to fully understand what a purchase contract obligates the Parties to do in a real estate contract. You should consider either reading it to understand it; or, engaging someone to explain it to you BEFORE you sign it. Only a lawyer is fully qualified to handle that task, and answer your questions. Isn't spending a few hundred thousand dollars on a property important enough to really know what you are agreeing to do? CYA - Call Your Attorney
"Force Majeure" a term contained in many contracts that means superior strength. To better understand the term. I recommend that you substitute it with impossibility. It makes more sense that way. If this health care problem or virus pandemic has made it impossible to do something at this time, then perhaps you can get an extension to perform under this clause. But if you may still perform, but chose not to, you may be in breach of your binding agreement. If you are in breach, there are legal consequences and damages that you may be responsible to pay. Just some thoughts to consider. CYA - Call Your Attorney
