I would agree with this sentiment because though rates have started to rise, I don’t think it will go very far. There is a lot of money sitting on the sidelines “waiting” for that opportunity. That opportunity may never be fully realized because of the economic forces at play.

From my viewpoint it appears this shift is strong dependent on which demographic you are in. Young people without kids are now seeking and finding great deals in empty urban cores. This is their opportunity to find affordability in what was normally not an option for them.
The cohort of professionals with young children that was still hanging around those train stations for the convenience of transportation has largely thinned out and ran to the suburbs. I do not expect that demographic to shine as strongly as it once did, however I do think the “two bedroom units built for roommates” will be in strong demand by end of year.
