With interest rates so low I am often asked if you should refinance into another 30-year mortgage loan or go with a shorter-term loan. If you have already paid on your existing mortgage loan for 5 or more years you might want to consider a 25-year mortgage or a shorter-term mortgage if your goal is to stay on track with paying off your mortgage in 25 years or less. If your goal is to maximize the amount you will save each month with the lower interest rates than it may make sense to refinance into another 30-year loan. Last weekend before the snow I enjoyed an amazing day mountain biking on the beautiful Western slope. I fell once and gained the proud mountain biking scars we all get at some point. Once back from riding most of the day I started to experience pain in my wrist. I was confident I had only sprained it, but after a few days I finally listened to my wife and had it x-rayed. To my surprise, I had fractured one of the bones in my hand. This made me think about how certain negative or derogatory items can impact your credit score more than others and they may take longer to heal or improve.
