Just a reminder we are still open for business Mon.-Fri.
8am-5:30pm. The construction may look a little intimidating but they have made way for our customers, YOU, to enter the store. The sidewalk is still open to the community! You can still drive down West Water street, but be careful it is still a one way street. All customers can park in the parking lot that is in between Round N Third restaurant and our building.
*All mail carriers are still stopping in daily to pick up packages.

You can't see me smiling but boy, am I ever! The first photo is of the three building complex in Elmira, NY from the back, showing where we started and some progress. The building to the right will be the artist housing (and studio building) with eight [8] studios for artists to create their craft, and upstairs there are six [6] apartments all priced affordably for the artist market! The apartments and commercial space on the left has 22 more affordable apartments for tenants who meet income guidelines. Congratulations Arbor Housing and Development, on this project and for allowing us the opportunity to work for you to design (and historically preserve) these beautiful buildings! Funding from DHCR and Historic Preservation Tax Credits (Federal and NYS). Meeting the requirements for the funding AND the tax credits was one of our biggest professional challenges ever, but we did it! It took a LOT OF teamwork from every member of the project team, from NYS Department of Housing and Community Renewal to National Park Service, the NYS Historic Preservation Office (SHPO), Arbor Housing and Development, Hamilton Stern Construction and their subs, Elmira Downtown Development (EDD), the City of Elmira, Fagan Engineering, Jensen BRV Structural Engineers, MM Development Advisers, Southern Tier Economic Growth, and our whole staff at J-SA, especially David Anderson, our Project Manager, and Chuck Divine, Manager of our Construction Document Production. Completion of the apartments is two months out. Call Arbor if you are interested in an artist studio, affordable apartment (they can tell you if you qualify) or a commercial space.

First COVID-19 - now traffic headaches, parking spots taken up, a closed bridge, and the detours - oh, the detours. We understand why our community is a bit ornery. In fact, we received a special wave at the Market today.
Change is difficult - but these changes will bring much needed transformation in the Downtown District.
The organization believes it will be worth the wait and we hope you will agree when it’s done.
And we look forward to hosting special events in Clemens Square and back on West Water Street (Alive After Five 2021)! We look forward to being with our friends because we really miss you!

Happy Friday!! We are open during the construction downtown! Traffic is currently one way on Water Street in front of the store heading west. There is a row of parking in front of the store and plenty of spaces in the city lot between Riverside Suites and Roundin’ Third. We will keep you updated as traffic patterns change as the project progresses. So come on down, we are eager to help with all your printing and shipping needs!
