Our only requirement is that you must be employed and have verifiable income. The minimum income requirements are a gross household income of $4,000 per month. This means the total income coming into your home by one, two, or as many people that reside in the home is over $4,000 per month. Self-employed persons are accepted on a case-by-case basis only. We do not do a credit check and we do not do a rental history check. However, we cannot accept any persons with criminal history as this time due to Landlord’s policies. Criminal history is considered any deferred adjudication or charge above a traffic violation or DUI. Our underwriting guidelines set forth by our risk management department base approvals on income only and use the same criteria for the approval amount for the rental based on FHA Guidelines.
