California Homeowners, PLEASE be cautious when switching to a new Fire Insurance Company. Especially when being offered a significantly cheaper premium.
In recent years the Fire risk for California has hit unimaginable levels. In all aspects. From longer running fire seasons, to once "Moderate Risk" areas now being considered "High Risk" and ineligible with many reputable, Admitted carriers.
This week alone I have spoken with 2 Homeowners who left a company they're were grandfathered in with, for another carrier offering a "cheaper" price, only to later be told by the new company they were in too High of a Fire Risk area, and their new policy was being rescinded.
Now these individuals are stuck with only one option, the California Fair Plan. A program that provides a fraction of the coverage, for as much as twice their old cost.
Please try to do your due diligence when looking around, and remember, some old sayings still hold true.
"If it sounds too good to be true, it probably is" and sometimes, "You get what you pay for". An Insurance Policy is a contract with a LOT of important fine print. Often times the cheaper premium, comes at the expense of fine print that can impact you negatively in the event of a loss.

Last December, every major media outlet proudly announced that "The California Drought was over".
Today Gavin Newsome held a live press conference discussing the tremendous fire risk threatening our state at this moment, and the various steps they are taking to be prepared.
Many of us in the industry however we're adamantly protesting the medias claim of the drought conditions, and warning of the real dangers high rainfall would produce.
My point? There are multiple and varying claims, scientifically based, as to "Why" we are in this position. However NONE of them disagree with the reality of how severe this drought is, and the fact it is growing.
You have to decide when you make a decision on which professional you wish to do business with, do you want to go with the people saying what you "Want" to hear, or with those informing you of what you "Need" to hear.
Every year for the past 3 years, thousands of homes were lost to these fires. Each time, some insurance companies have gone bankrupt, unable to pay their clients claims, and in other instances found out AFTER the fact, their coverage was insufficient to replace everything they had lost.
