Here's something I didn't know until I became an insurance agent. We all want to keep our insurance premiums low, and one way to do that is to never have a claim. Of course, if we pull that off, we end up like the gentleman I spoke to today, who told me he had paid premiums for 53 years and never had a claim. He said he didn't want to even think about the money he had paid for insurance over that time. Well, the thing about it is that when I was quoting him, he was getting an exceptional rate, so maybe he paid a lot through the years, but he certainly would have paid more if he had a few of the wrong kind of claims. So what are the wrong kind of claims? Well insurance companies don't like any claims, but they detest what they call Water Claims. You see in their eyes, Water Claims are those that we should be able to prevent by being a little more careful with the maintenance and upkeep of our home. A hurricane or a hail storm comes along, and it can cause a lot of damage and a big payout, but there's nothing we could have done to prevent it from coming. A rusted out water heater, a burst washing machine supply line, a worn out shut-off valve, a ruptured ice-maker supply line, or a clogged up A/C condensation line can cause a lot of damage, and they feel like these incidents could be prevented with more frequent inspections and timely replacements. It's easy though, for one year to run into the next, and before we know it, that washing machine supply hose that should be replaced every 5 years is 8 - 9 years old, or that water heater is 12 - 15 years old. These things often become out-of-sight and out-of-mind, and we don't realize how much they need to be replaced until there's a lot of water standing in our kitchen or utility room floor. When this happens, the insurance company will pay the claim, but don't be surprised to see a rate increase, or for it to potentially become difficult to get a quote/policy from another company. So how do you prevent water claims. The key is scheduled replacement and maintenance. If you have an A/C unit or water heater in the attic, have it checked annually and make sure the drain lines and the pans underneath the units are free of debris and drain properly. Buy the better washing machine supply lines and change them at the recommended interval. Schedule a service call with a plumber and have them check all your shut-off valves and supply lines, and replace any that are showing signs of age or potential failure. (I recently tried to shut off the water to my ice maker so I could replace my refrigerator, and the handle for turning off the water broke apart in my hand as I tried to turn it.) Maintain your roof and windows. Re-caulk things that need caulked. Keep drains clear. Know how old your water heater is, and consider replacing it when the warranty expires. (I get wary when they're over 10 years old.) Finally, if you are going to be away from your home for a few days, shut the water off. Especially if you're going to be gone a long time. I guess the worst thing I hear is when people have a water claim because their neighbors above them (in a condo or apartment) had a leak that flowed down into their unit and caused damage. Condo residents and COA's should encourage each other to perform the types of maintenance I have described above. It's bad enough if your supply line breaks and floods your condo, but it's even a worse feeling when your neighbor above has the leak that causes your ceiling, light fixtures and flooring to be damaged, not to mention the potential need for mold remediation. If you have experienced these types of losses, you know what I am talking about. If not, consider yourself lucky and get busy with your inspection and maintenance. A Water Claim can be as bad for you as having an At-Fault accident on your auto insurance. Please call (321) 339-5644 if we can help you., and be safe!
I got some sad news today. My very first customer passed away after a long battle with chronic health issues. I was heartbroken when his wife told me. He was such a nice man. He was fun to talk to, and even with his health issues he was always upbeat when I spoke to him. Talking to him reminded me of my Grandfather, although one had an Oklahoma accent and the other was straight out of Jersey. I will always remember him, and always be grateful for the trust he put in me when I was just starting out. May the Lord bless his wife and family. I loving memory of my friend, John.
