Big news for Horizon Group of Companies and their non-profit partners. It was just announced that three of our projects were just awarded WHEDA affordable housing tax credits. The dedication and hard-work of our development team to get these awards is greatly appreciated and we are so proud of them. Horizon Construction will be the general contractor for each project and Horizon Management Services will manage two of the three. The project awards are: Bayview, a 130-unit family community in Madison, WI, Cedar Glen II, 101-unit senior and family community in Wauwatosa, WI, and Spring Harbor, a 40-unit affordable senior community in Port Washington. Horizon team members took on a friendly competition during wellness week last month. Focusing on mental and physical wellness is more important now more than ever! Team members participated in activities such as journaling, yoga, and swimming as well as reaching goals to drink a gallon of water in a day and get in 10,000 steps. Nicely done for all those who participated in the Wellness Week challenge!

It is currently under construction with an anticipated construction complete the Spring of 2021. It is anticipated that the leasing shall be from December 2020 up to one year. After that the candidate may be considered for on the on-site property manager position which shall be a part-time position. The Leasing Consultant is the property’s sales representative whose primary duties include leasing, marketing and maintaining positive resident relations of senior residential apartments. This position is very service oriented and strives to make current and future residents feel welcome and comfortable during the leasing process and in their community. This position is responsible for leasing apartments in accordance with the policy and procedures set by management. Assist management in measuring effectiveness of marketing programs and in conducting periodic market surveys. Leasing Abide by all Fair Housing laws Establishes rapport with prospective residents and determine needs. Follows up on undecided prospects. Meet with future residents in an office or designated leasing space as well as give tours for prospects once building built. This may occur on weekends or evenings. Conduct lease signings in accordance with Horizon rental policies and procedures Conduct move-in orientations with each new resident Manage wait list. Marketing Works with Marketing team in assisting ad development per marketing and branding standards. Assists in development and implementation of special promotions. Shops competitors, researches and prepares market survey reports as needed. Prepares weekly traffic reports. Performs outreach marketing and networks in the community as scheduled. Plan and implement events as needed inviting the outside community, interest and wait lists, business contacts Consistent follow-up with perspective residents, Interest List, and Wait List persons per the Community/Leasing Manager’s specifications Possible evening and weekend tours. Carry the leasing phone and answer as needed. Administrative Enters prospects, application and move in information into Onesite software. Prepares lease package and necessary forms and addendums. Coordinate maintenance and warranty items. Organizes events on-site Walks the property routinely and immediately reports all challenges/concerns of the property. Education/Work Qualifications. Education, work experience, licenses and certifications: Must have prior sales and customer service experience.
