I am very blessed to be working from home while enjoying time with my 3 week old daughter. I just wanted to share some insight now that we have the final real estate market stats for September. Hope everyone is having a beautiful Thursday.
MEDIAN SOLD PRICE annual APPRECATION for a SFR-detached HOUSE in Clark County 2012 - NOW
SEPT 2020: $340K = 8% ↑ over 2019's September),
2019: $305K = 5%↑
2018: $290K = 14%↑
2017: $255K = 11%↑,
2016: $230K = 6.9%↑
2015: $215K = 7.8%↑
2014: $199K = 12%↑
2013: $177K = 35%↑
SOOOOOO, remember when you asked me "Should I Buy a house" the last 8 years and I said "YES, DEFINITELY" . . . . . . .welp, here's the FACTS . . .
If you bought a $200K house here in 2012 (THE MATH)
2012 = $ 200K
2013 = $ 270k
2014 = $ 302,400
2015 = $ 325,987
2016 = $ 348,480
2017 = $ 386,812
2018 = $ 440,965
2019 = $ 463,013
2020 = hasn't ended so we cannot ascribe an annual % number, but we can hypothetically add (a conservative) 5% for the year which would bring the grand total to: $ 486,163 or an appreciated value of $286,163. . . . . which is a 143% change in value of the asset over the lifetime of the purchase (8yrs).
If you bought this home with a loan to occupy at 5% down and closed it for $20K all-in and then liquidated it this year, after ALL the sales fees you'd NET appx $265K at closing (of course after paying the remaining $185K of the loan balance). THIS MEANS your ROI or return on your initial cash investment (not considering interest payments etc since you lived there, we will consider that as "rent" payments) the $20K you spent to buy this deducted from the $265K you netted at close is $245K.
