Long distance real estate investing can be very lucrative. The diversification and being able to get higher returns because of working in less competitive markets are alone reasons to consider long distance real estate investing. 5 Tips for Long Distance Real Estate Investing 1. Research the local market – definitely do your due diligence and research on the area, especially as it comes to economic growth, supply and demand, turnover of property inventory, and so on. A good resource is the website at National Association of Realtors – Research and Statistics. 2. Leads – how do you find your leads? Using different platforms and tools, nowadays it is easier than ever to find and process a lot of leads. My recommendation is to focus on quality versus quantity. The best leads are the ones you find yourself through county court records, for example, instead of buying lists that are highly used and targeted by all investors who access the same lists. 3. Build a team – you need “boots on the ground” to show properties, take photos, manage your properties (if you plan to own rentals), maintain or rehab your properties. Also you want to connect with a title company or real estate attorney (if you are dealing in an attorney closing State,) that are familiar and willing to do long distance closings. 4. Become informed of local State laws – either you wholesale, fix and flip or buy and hold, you need to be aware of the local laws and property taxes. For instance, in Illinois you have to be licensed to wholesale, and property taxes in some states or even some areas within a state are much higher than average. 5. Due diligence – know as much as you can about the local real estate market. If you are investing in rentals, what are acceptable rental rates? What is the average CAP (Capitalization) rate that most landlords expect? What is the demand and resale value and average DOM (Days On the Market?) What are the rules for contractors, permits and private funding?

However, building your list requires an understanding of what the list is and what it’s used for. Also, for different real estate strategies and segments, it works well to have specific lists to find buyers within those segments. You cannot have a successful real estate investing business without a buyers list. It is a critical element of your investment business. Building an effective buyers list requires patience. Over time, your list will grow. However, to start out, you must actively seek contacts. Start with the people you already know. This means reaching out to your existing network of associates, friends and even family. Inform them about your business and inquire about their interest in real estate investments. Private money or OPM (Other People’s Money) is one of the first concepts that you learn as a real estate investor. It’s important not to confuse private money with hard money. Private money is when you deal with individual people or companies, who have money to invest. Hard money lenders are more like what I call “institutional private lenders.” Having “go-to” private lenders is like having a blank checkbook. You don’t have to jump through the hoops in qualifying for a loan, paying upfront fees and establishing credit. It’s more based on building a relationship with the private lenders and answering 3 main questions before they even ask: - What is the return on my investment (ROI)? - How is my money protected? - What is the turnaround time?

The MLS works for real estate agents helping clients locate homes. However, the MLS also works to help investors find desirable properties. As a real estate investor, you want to find properties listed below market value or in areas with potential for property value growth. The MLS Listings helps you identify properties that match well for real estate investing. If a property has many days on the market, a wholesale deal may appeal to the seller. As an investor, you then reach out to the seller or listing agent with how you can aid in the sales process through a wholesale deal. The MLS also lists foreclosure properties which make a good option for real estate investors. By using the MLS Listings to narrow down your criteria, you create a list of potential properties that offer more realistic options for real estate investment deals.

Remote working and social distancing have been influencing the way we do business in general over this last year. Real estate investing has also been taking notice of this new way of doing business. Investors, who understand that the future for real estate is going to look much different than what we are accustomed to, are positioning themselves to take advantage of this trend and exponentially grow their business and their potential reach into new markets. Virtual real estate investing does not have to be long distance investing. It can be at a local level as well.
