It’s bonfire season! Here are some good safety reminders.
✔️Check the weather. Never build a bonfire on a windy night. Ambers can fly and hurt people or property.
✔️Not every where is it legal to have a bonfire so make sure to check to avoid fines.
✔️Keep a bucket of water or garden hose nearby in case the fire begins to spread. It is important to be prepared in case of emergency.
✔️Keep a close eye on the bonfire as well as children nearby. This will help protect others around you.
✔️Be careful what you burn. No treated wood or aerosol or chemically treated products
✔️Never leave the bonfire until you overturn and saturate with water.

Q: Is animal damage covered under your home insurance policy?
A: It depends. No rodents/insects/household pets damage of any kind is covered. The general rule is if you "let it in" because of poor siding, holes, open window or doors it's excluded. However if a deer jumps through your picture window (true claim) and wreaks havoc in your home, this would be covered!

When you enter into a land contract with someone for the purchase of a home, we get asked often, how does the home insurance work?
➡️The occupied owner takes out the home insurance policy.
➡️The other contract party gets added to policy as an additional insured.
✅This insures the other contract party will get notified of the any policy cancellation and at time of loss the insurance check will come in both parties names. This allows the other contract party to help manage their financial insurable interest on the property.

What is Experience Modification Factor?
A work comp term called an Experience Modification Factor (Experience Mod, or Mod for short) is essentially a company’s safety score in reference to their workers’ compensation insurance coverage. Best practices for safety and on going training helps keep employees safe and insurance cost down.

Q: When you hit something that’s on the road and damage occurs is it considered an accident?
A: Yes. If you hit debris on the road while driving it is considered an at fault accident if there is damage and you need to file a claim. The only time this doesn’t apply is if something falls directly off a car or truck onto your car not hitting the road first.

Water can be so distructive to a home!
There are two types of water damage: weather-related and non-weather-related.
✔️Weather-related water damage is typically a result of heavy rain or snow. To minimize your risk, make sure your gutters and downspouts stay clear, remove excessive snow from your roof if possible.
✔️Non-weather-related water damage usually happens when something in your house leaks or bursts. Make sure to follow the maintenance instructions for all of your appliances like washing machines, dishwashers, and water heaters (washer hoses are particularly likely to wear out over time).
Keep an eye on your plumbing!
Consider adding insulation to any pipes running through unheated parts of your house, run a cold drip through faucets when temperatures drop below 20 degrees Fahrenheit, leave your heat on at night, set your thermostat to at least 55 degrees Fahrenheit when you’re out of town, and open your cabinets on frigid nights to help the heat circulate around your pipes.
It’s as beautiful as it is dangerous. Snow and ice buildup on sidewalks and other areas either at your home or business can be the perfect environment for a liability situation. Keep salt on hand and monitor, it only takes a few minutes to keep everyone safe!

We like to ask the right questions then listen to how best to help our clients.
When it’s cold, I mean really cold, you do have to keep an eye on your plumbing. Although inside the home, some bathrooms, sinks or other plumbing have exterior walls. Here are some tips to help keep your home safe as we get very cold this next week.
✔️Keep garage doors closed, especially if there are water supply lines in the garage.
✔️Open kitchen and bathroom cabinet doors to allow warmer air to circulate around the plumbing, especially if your sinks are on an exterior wall.
✔️Let the cold water drip from a faucet served by exposed pipes. Running water through the pip, even at a trickle, helps prevent pipes from freezing.
✔️Keep the thermostat set to the same temperature during day and night.
✔️If you plan to travel during cold weather, leave the heat on in your home, set to a temperature no lower than 55° F.
For the long term, add insulation to attics, basements, and crawl spaces. Insulation will maintain higher temperatures in those areas.

What are some factors that go into a home insurance premium?
➡️ Replacement cost of the home. Insurance does not insure land only the dwelling.
➡️Age of the home-newer homes can be less expensive to insure. Primarily due to less ordinance and law.
➡️Home square footage. Larger homes are more expensive to rebuild and have higher premiums.
➡️Construction type (fire-safe materials like masonry are cheaper to insure than wood)
➡️Roof type (fire-retardant asphalt or metal is preferable to wood shakes)
➡️PPC Public Protection Classification, which measures proximity of fire station, police, hydrants.
➡️Area claim history (if neighbors file lots of claims, it can increase your rates)
➡️Personal claim history (if you file more than average claims, your rates will be higher)
➡️Owner's credit score statistics show that people with lower score file more insurance claims.
➡️Security or alarm system (alarms and monitoring help decrease rates) fire alarm system, deadbolt locks
➡️Neighborhood crime rate- higher crime areas cause higher insurance rates.
Snow that melts turns into water and that water can cause some serious damage. Any outside water in is considered flood water and not covered unless you have a flood policy. Keep an eye on your basement and check your policy for water back up coverage.

Drive through any neighborhood and many houses have ice damns right now. A warm roof is to blame. Visit the comment section to see how to prevent this in the future!
🥶 An ice dam forms when the roof over the attic gets warm enough to melt the underside of the layer of snow on the roof. The water trickles down between the layer of snow and the shingles until it reaches the eave of the roof, which stays cold because it extends beyond the side of the house. There, the water freezes, gradually growing into a mound of ice.
The flatter the pitch of the roof, the easier it is for an ice dam to get a grip. Gutters at the eaves can also trap snow and ice. If snow and ice build up high enough in the gutter, it can provide a foundation for an ice dam.
Since your dog can help you do this, now that the snow is melted don’t forget to pick up the mess 😊
