Oregon Association of REALTORS® 16 September at 08:45 · OAR has secured a $500,000 grant for housing relief through NAR’s REALTOR® Relief Foundation for the Oregon wildfires disaster. Who should apply? Any full-time resident and U.S. citizen or legally admitted U.S. resident who has lost their home in the Oregon wildfire disaster and is in need of support for either of the following: 1) Monthly mortgage expense for the primary residence that was damaged by the Oregon Wildfires Disaster or; 2) Rental cost due to displacement from the primary residence resulting from the Oregon Wildfires Disaster. Relief assistance is limited to a maximum of $1000 per applicant per household. Grants will be jointly payable to applicant and mortgage lender or landlord. There is currently a moratorium on new homeowner insurance policies in 97478, 97454 and on up the McKenzie River. While this is understandable, it is causing major delays when closing existing transactions in those areas.
About a week ago the Register Guard published an article with the headline reading something like "COVID-19 a Blip in The Real Estate Market". While the author of the article referenced some accurate numbers (sales data) from a recent publication on Lane County statistics, that same publication had information suggesting this is much more than a "blip". The information below is from that very document. Inventory is the Elephant in The Room for our local market. In 26 years, I have not seen inventory in Lane County drop below one month....until now. Seasonally, listing activity has always be like clockwork. This is illustrated in the graph below for 2018 & 2019. 2020 shows an obvious anomaly in the listing activity during this COVID-19 time frame. This is much more than a "blip". There is good news! Obviously, this crash in the inventory makes it a great time to sell. Although, the Buyer's experience can be a bit frustrating with the low inventory, interest rates continue to hover around 3% giving the Buyer more purchasing power and payments that are potentially lower than rents.
