Congratulations to HIKE Investments, LLC on their acquisition of this medical office investment in Minnetonka, MN, their first major investment in a commercial property. Andy Richards and Peter Kordonowy of Summerhill Commercial represented the Buyer in this transaction, and Susan Wilson and Chris Jacobson of CB Richard Ellis represented the Seller.
The Buyer, a husband and wife team, had been considering investing in a commercial property after having dabbled in residential rental properties. Peter was referred to them by a banking contact of theirs, and, after a successful mutual introduction over lunch, Andy was brought in to help with this project. Andy successfully found potential properties to consider, and very soon, 5101 CR-101 was determined to be a property to pursue. The building was 100% occupied by OSR Physical Therapy and had recently been renovated with newer finishes inside and out.
With the expert help of Peter and Andy, the Buyer was able to get the building under contract, work through all due diligence items, and successfully close on the property in December 2019. Congratulations to Stapleton Properties, LLC on their recent acquisition of this office building investment in Stillwater Minnesota, their first investment in a commercial property. Stapleton was looking for a smaller, entrée investment and Joe Smith, of Summerhill Commercial, presented the Buyer with several options across the Twin Cities Metro and ultimately this property in Stillwater was targeted. The Seller, a family entity that owns several other properties in the area, was looking to divest themselves of the property.
The property offered an excellent location in the always bustling town of Stillwater, Minnesota with one larger tenant and several smaller tenants on the lower level. With a solid anchor tenant and several shorter-term tenants that were willing to commit to term leases, the Buyer was able to achieve an acceptable level of return on their investment with the expert guidance of Joe Smith with Summerhill Commercial.

Summerhill also marketed PAC’s old 6,255 SF space at Westwood I in Eden Prairie for sublease, and did a direct deal with the new subtenant Health Innovations of America to take over PAC’s old space on 11/1/19 (the day PAC moved out!) PAC is a leading distributor for life science, aerospace, electronic, and industrial manufacturing industries, and they have 7 national and 4 int'l locations, and their new space in is their corporate headquarters.
