Sometimes in life we are faced with incredible adventures if we follow the universe. I met a person on a plane. We shared some laughs and went our separate ways after the flight. A couple weeks later they call me to help them with saving a loan on a house they were buying. Low and behold I end up being an important reason for my friend/client getting married. HUGE forbearance update(s) from Fannie Mae and Freddie Mac today!
TODAY they made an announcement that clarified the last remaining issue, how long will it take after forbearance before you can qualify for a mortgage.
THE NEW RULES FOR CONVENTIONAL LOANS is that if you are in forbearance but never missed a payment, you can qualify for a new conventional loan RIGHT AWAY (no waiting period). If you did skip payments via forbearance, then you qualify for a new conventional loan once you have resumed your normal mortgage payment and have made 3 on time payments.
YES, YOU HEARD THAT RIGHT, YOU WILL QUALIFY FOR A CONVENTIONAL LOAN 3 MONTHS AFTER YOUR FORBEARANCE ENDS!
