On Tuesday, the Centers for Disease Control and Prevention issued a nationwide ban on residential evictions through December 31, 2020. The full text of the law is available here: https://s3.amazonaws.com/public-inspection.federalregister.gov/2020-19654.pdf. The Order does not apply in any State or local area with a moratorium on residential evictions that provides “the same or greater level of public-health protection,” and does not relieve renters of the obligation to pay rent. Whether the California moratorium (which Governor Newsom signed into law on Monday) offers “the same or greater level of public-health protection” has not yet been determined. While our review of the CDC Order suggests it is indeed more restrictive than AB3088, it is also unclear whether the CDC has the authority to implement such a ban.

Making Sense of the California Voter
Thank you to everyone who voted yesterday! There was record turnout across the United States, a bright spot in the face of all the uncertainty. We hope that everyone is staying healthy and safe in these times.
It is also important to remember to stay involved in the political process. No matter the outcome of elections, Californians must use our voices to put pressure on elected officials to carry out the policies that the people of our state need.
Today is election day! Get out there and make your voice heard!
Even though California is not a swing state, there a number of important propositions that will impact the people of this state for years to come. One of the most important is Prop 21!
Proposition 21 is a no-brainer. California has the highest rate of homelessness in the nation, largely due to the sky high rate of rent. California needs rent control. It is not sustainable to expect Californians to pay 50% of their monthly income towards rent, and Prop 21 would fix this.
Last Friday, our CEO Eric Toscano spoke at UC Davis School of Law as a guest lecturer on how to start and manage a small law practice! Eric and a few more attorneys here at Tenant Law Group graduated from UC Davis SOL.
We take growing our firm very seriously, because it means we have more opportunities to help Californians who need it. This is a huge accomplishment, and we are extremely proud of all the hard work that our team has done to achieve this!
Proposition 21 will save renters billions of dollars. The previous rent-control act passed, Costa Hawkins, saved tenants of rent-controlled apartments a total of $7 billion over 18 years!
Prop 21 will help these low-income, vulnerable individuals. It targets corporations and the extremely wealth who horde properties, while exempting "mom-and-pop landlords" who only rent 1-2 properties.

Today is a very special day for us. According to the U.S. Bureau of Labor Statistics, 20% of businesses fail within their first year in business and roughly 50% of businesses fail within their first five years.
Exactly five years ago today, Tenant Law Group (originally, Toscano Law Group) opened its doors.
Although we’ve experienced our ups and downs like any other small business, the ups have outnumbered the downs, and we’re very proud of what we’ve achieved.
Not only has our growth allowed us to provide jobs for twenty-eight (soon to be thirty) team members from around the world, it has also allowed us to help a diverse array of Californians experiencing issues with their tenancy—from startup founders to undocumented immigrants, from professionals to blue collar works, and from single mothers to senior citizens.
