The September futures contract for lumber briefly touched $1000 per 1000 board feet, mid September. What does that mean for the cost of building? We are looking at core lumber (2x4, 2x6, cdx, osb) prices twice that of a year ago; possibly more once it works its way through distributors to the lumber yards. This is a photo sent to us from a long time friend of the company. This wind damage was experienced all across central Iowa and in parts of Nebraska and Illinois last week. The storm was a Derecho; In essence, a category 2 inland hurricane with sustained winds over 100 MPH.
Wood walls have the facade of being strong and rigid. But these 2x4 projectiles had no problem piercing the 1/2" OSB sheathing and thin sheet rock on the interior. Imagine if you were sleeping and your head was near that exterior wall!?

We recently received a letter confirming that core lumber products across the board are SKY ROCKETING! All the main components of a conventional stick built home are now 20-30% higher! This increase is affecting 2x4's, 2x6's, treated 4x4's, OSB, and CDX plywood. These are all main components in a wood structure home. Even if you can afford these wood products, there are starting to become significant on-site DELAYS.

When will lumber prices come down?
A lot of us in the building industry are asking ourselves that question. One place where we can get an indicator is in the lumber futures market. The nearby contract is still trading for over twice the average highs over the past couple years. Then this lumber will make its way through a series of distributors to reach the final customer, which will take at least weeks if not months; meaning, these $6.00 2x4's will be with us for some time.
On the other side, price increases in concrete and Insulated Concrete Forms (ICF's) have been a fraction of wood products. It's time to put a better wall system in your home build.
