Woda Cooper Companies was pleased to learn late this week that Michigan State Housing Development Authority (MSHDA) will allocate federal Low-Income Housing Tax Credits to three affordable housing communities we plan to develop. This exciting news will support the development of: Edison Crossing, a 30-unit multifamily in Mt. Clemens, located the northern Metro Detroit area; Ruth Park, a 58-unit multifamily in Traverse City; and Woodward Way, 49-unit multifamily in Meridian Township near East Lansing. From the Woda Cooper history files: In 2008, Braddock’s Greene was the first Woda Cooper development in Maryland to be allocated LIHTCs by the Maryland Department of Housing and Community Development. The Frostburg, MD, community provides 50 cottage rental homes for seniors age 62 and older. Thank you to MDHCD for supporting Braddock’s Greene and the 15 other communities in our Maryland portfolio, located in Baltimore City and many other communities across the state. Nice to be noticed as a leader in affordable housing with Prospect Yard in this story about need for more workforce housing in downtown Cleveland. The $12 million restoration at the former Stuyvesant Motor Company utilized federal rehabilitation tax credits allocated through the National Park Service and state historic preservation tax credits through the Ohio Development Services Agency. The project also received Low-Income Housing Tax Credits allocated by Ohio Housing Finance Agency (OHFA). CREA, LLC invested in the LIHTCs and the federal historic credits to create equity. OHFA also provided a bridge loan and permanent debt funding and the City of Cleveland contributed the HOME loan. Our team is awesome! Last year Woda Cooper Companies’ managers at Brookside Commons in Traverse City enlisted the Northwest Michigan Food Coalition and Goodwill Food Rescue to create a food pantry for residents in need of groceries. Every week the community receives meat, breads, dairy, produce, and packaged meals from local stores including Costco, Tom’s, Sam’s Club, and Meijer. They have also joined the “Farm2Neighbor” program so residents receive fresh and locally-grown produce. Brookside's office staff has taken the lead in distributing the food to residents who want to participate - so far there have been 2,586 orders filled! Together with these great programs food insecurity is being addressed in a positive way at Woda Cooper's Brookside Commons. The year 2008 was definitely a big year in Woda Cooper history, adding Maryland, South Carolina, and Indiana to our footprint. We were able to build Brentwood Greene, a 50-unit senior community in Kokomo, IN, after the allocation of LIHTCs from Indiana Housing & Community Development Authority. Since then, we’ve expanded to 16 developments in the Hoosier State, including our latest new construction developments Proctor Place in Indianapolis and Harper's Crossing in Plainfield. We are also rehabilitating ten USDA projects through the IHCDA Moving Forward program. Thank you, IHCDA!
More from the Woda Cooper history vault - our footprint expanded to South Carolina in 2008 (along with Maryland and Indiana). We were allocated credits by the South Carolina State Housing Finance and Development Authority to build Crowfield Greene, a 42-unit senior cottage community in Goose Creek, and Jenny Greene, a 50-unit multifamily in Hardeeville. Bravo to Woda Cooper employees supporting The Leukemia & Lymphoma Society's Light the Night fundraiser again this year! Last year several teams raised $32,000 through a number of inventive activities like a pie-in-the-face challenge, "fun razor" dare, bake sales, basket raffles, a corn hole tournament, tacos days, happy hours, food trucks, root beer floats, cookouts, waffle bars, jeans days, karaoke contests, and more. Despite the pandemic's impact this year, there's been a good effort at planning events that fit social distancing measures and encourage employees to engage. Cedar Rapids Mayor Brad Hart and Iowa Finance Authority Executive Director Debi Durham, plus a small number of other partners and supporters, stopped by to see Anderson Greene during final prep for residents to begin moving in. We are honored to be opening our first property in Iowa in Cedar Rapids where the need for affordable housing was magnified by the pandemic and August 10th's derecho storm that destroyed significant housing stock.
In the Berkley neighborhood of Norfolk, VA, an estimated 600 households received groceries and household supplies at a drive-up food pantry at Woda Cooper Companies' affordable housing community called The Banks at Berkley. The event featured in this video took place September 19, 2020, and was the 2nd in a series organized by Wanda Ferguson, Community Manager at The Banks at Berkley. In a spirit of giving thanks, we praise the Driven Foundation for your efforts to deliver a more joyful and plentiful Thanksgiving for 24 families in need in the Columbus area. Woda Cooper was happy to sponsor the catered meals including ham, turkey, mashed potatoes, dressing, green beans, corn, cranberry sauce, pumpkin and apple pies, pumpkin bread and dinner rolls! Driven Foundation's Executive Director Roy Hall led staff and volunteers who delivered the meals today. Everything was pre-cooked and ready to heat and serve. And there was enough food for families to have plenty of leftovers, said organizer Josselyn Timko, the foundation's Community Outreach Director. The Driven Foundation is committed to serving and enhancing the community through family and youth focused outreach events, programs, and services. What a great program! Happy Thanksgiving to all!

More from Woda Cooper history -- Harmony Greene in Pooler, GA, represents the first LIHTC credit allocation we were awarded from the Georgia Department of Community Affairs. That allocation in 2011 supported the financing for the 50-unit multifamily that offers 2, 3, and 4-BR townhomes. Prior to Harmony Greene, we were also involved in the development of Sustainable Fellwood II and III in Savannah. Woda Cooper Santa has been dealing with social distancing challenges like the rest of us but the gift-giving goes on. Each year we wrap and send gifts to a number of residents who might not otherwise receive holiday presents. This year we took advantage of online shopping and sent gifts directly to 667 residents throughout our 15-state footprint. Now in its 14th year, Woda Cooper Santa has been a wonderful success due to our company and employee efforts and financial support from many of our investors, partners, subcontractors, vendors, and friends. Today is the funeral for one of our heroes, the affordable housing champion George Banks of the Berkley neighborhood in Norfolk, VA. Mr. Banks passed away December 26, 2020, at age 88. Mr. Banks spent his life advocating for and serving Berkley residents by working to improve housing conditions in the community. In the early 1970s he led the Beacon Light Civic League in obtaining a HUD loan to develop Bell Diamond Manor, the 128-unit affordable townhome and apartment community. It was a rare feat for a community housing authority. Maintaining the large community became challenging over the years and when a partner was needed to help revitalize the community, Mr. Banks drew us in to help rehabilitate the community which we now own and operate with the civic league. We were thrilled to name The Banks at Berkley in honor of his service to the community. During remarks at the 2017 Grand Opening of the 50-unit affordable community we built in Berkley, Mr. Banks gently urged the audience of 200 family members, neighbors, community/business leaders, as well as government officials, to strive to serve others. “When you live in a community, and if you can give some time and effort, and you have know-how, then you should put that effort in your community,” urged Mr. Banks. We will miss him. His family and friends will be in our thoughts as they remember him today at the 2 PM (eastern) service which will be streamed online. We are thrilled to see Center Crossing taking shape in downtown Hickory, NC. Our construction crew has been busy framing units in the four-story building which will contain 50 affordable senior apartments. Financing for this development was supported through affordable housing tax credits allocated by the North Carolina Housing Finance Agency with an equity investment by CREA, LLC. Western Piedmont Council of Governments (WPCOG) provided a HOME loan through its Unifour Home Consortium and RiverHills Bank provided the construction loan. We were honored to learn that Kentucky Housing Corporation allocated Low-Income Housing Tax Credits to Haven Crossing, a 57-unit senior community to be built in Walton, KY. Haven Crossing will be located just around the corner from our family community Towne Creek Crossing. Construction will begin in the fall of 2021 with a late 2022 completion date. Congratulations to the Light the Night team at Woda Cooper Companies for its Silver Award! Light the Night is the The Leukemia & Lymphoma Society's annual community walk to raise money for blood cancer research. To date, LLS has raised $1.3 billion nationally and contributed $19 million in the Columbus area. This year, the local Light the Night campaign raised $622,500. To engage employees and families to contribute, Woda Cooper held an online raffle, a pumpkin decorating contest, and a Trivia Night, plus more! They raised $3330! We love introducing you to our latest communities! Check out Kirkman Terrace, a 45-unit senior community just opening in Hopkinsville, KY. It offers one and two bedroom apartments plus a community room for gatherings (post pandemic), a grandchild play room, craft room, computer room/library, fitness center, and two outdoor terraces. The affordable community drew excellent support, including inner city housing development incentives from the City of Hopkinsville, as well as LIHTCs allocated by the Kentucky Housing Corporation. It is LEED Gold for Osborn Commons, a first in The Soo! Not only did this community bring much-needed affordable and market rate housing to downtown Sault Ste. Marie, it ended ended a neighborhood food desert with the inclusion of the large convenience store Market on Osborn on the ground level. We even put in a service window so residents can shop without having to go outside. There's also a 4th floor terrace that gives residents a private observation deck of the world famous Soo Locks.
