One of those key points will be escrow - here is where you’ll be informed whether a lender will collect a percentage of your monthly homeowner’s insurance premium and yearly property taxes as well as your loan payment. If so, that amount will be collected in either an impound or escrow account until the expenses need to be paid.

Such policies are common for borrowers who may be considered credit risks and/or those who don’t put down a sizable down payment on their homes. First-time homebuyers or homebuyers with less than 20 percent down can expect to pay, but when you have accumulated 20 percent of your home's value as equity, your lender may waive the private mortgage insurance at your request.
It ensures to the lender that even if you aren’t able to make payments, they’ll be able to cover the costs.
