Preliminary February data shows that home sales remain really strong in El Dorado Hills. The lack of for sale home inventory is reflected in sales numbers, however. In February there were 66% fewer homes for sale than in February of 2020. The lack of inventory resulted in 21% fewer home sales compared with last year. Looking at this another way, 74% of the homes on the market in February sold. A year ago, only 41% did. It seems that there is still far more demand than supply, giving sellers the upper hand.

I had some questions from folks about the inventory data we posted a couple days ago so thought this chart would better show how few homes there are for sale in El Dorado Hills compared to recent years. There are almost 100 fewer homes for sale in EDH than February a year ago and two years ago. We have ~25% of the For Sale Inventory we had the past two years. People ask how long the buying frenzy can last. I don't know. I'm also not so sure we aren't facing more a lack of sellers than we are a huge influx of buyers.

Are people really bailing out of California? According to this UC Berkeley study we are actually seeing more a shifting around within the state than the exodus that is getting so much press. The study also shows more people are leaving Bay Area counties than anywhere else in the state. In the past year, 35,000 people have left San Francisco. And while the study shows that ~4200 have left El Dorado County, the huge numbers of people leaving the Bay Area more than make up for them.
