A question/ confusion that comes up a lot with my office: If I have a business license, I have an LLC or a corporation right? Or, if I have a business license I have an LLC or a corporation true? The two are distinct and different things. You don't automatically have a business license because you formed an LLC or corporation with the Secretary of State. Separately, if you applied for a business license, you don't automatically form an LLC or corporation. An LLC or corporation must be formed through application with the Secretary of State.
I learned: In Washington State, if you buy real estate at a tax foreclosure auction and the prior owner doesn't leave, you cannot file a standard unlawful detainer (eviction) action. You have to file a general civil case for quiet title/ejectment. The more you know

Well shocking, the Governor extended the moratorium on evictions. I wouldn't hold your breath about it expiring on April 1, 2021. Might just get another phew, extended until August 1, 2021 on or about March 31st at 500PM. The mildly good news for landlords is that exceptions exist. You can still evict for: 1. Intent to sell, 60 days, 2. Intent to occupy as a primary residence, 60 days, 3. Intentional destruction of property or safety hazard, or 4. Failure to respond to an offer to make a reasonable payment plan for past due rent. There are a lot of different evidentiary standards at play now, and stringent notice requirements for these options.
